Research from home insurers Direct Line suggests houses should have a bedroom to bathroom ratio of 3:2 to maximise their value. An extra bathroom in a three-bed property could add 6.8% to your market valuation, and 6.2% in a four-bed property.
A hotel-esque one-to-one ratio may be the dream for some buyers – but not if it comes at the expense of an extra bedroom or living space.

A poll of UK estate agents found 91% agreed that bathroom quality is important to a sale.
